The Old Bell Tavern – Booking Terms & Conditions
1. Booking Deposit & Payment
A booking deposit of 50% of the total stay (or as otherwise specified) is required to confirm your reservation. Payment of the deposit constitutes acceptance of these terms.
The remaining balance is due 30 days prior to arrival (or upon booking if within 30 days of check-in) unless otherwise agreed in writing.
Accepted payment methods include credit/debit card or direct bank transfer through our secure booking system.
2. Cancellations & Refunds
Cancellations made 30 days or more before arrival will receive a full refund of the deposit.
Cancellations made 14–29 days before arrival will receive a 50% refund of the deposit.
Cancellations made within 14 days of arrival forfeit the deposit in full.
No-shows or early departures are non-refundable.
3. Security Deposit / Breakage Clause
A refundable security deposit of $250 may be required at the owner’s discretion for direct bookings. This deposit may be held as a pre-authorization on your credit card or collected in cash upon check-in. By completing your booking, you authorize The Old Bell Tavern to charge the payment method on file for:
Repair or replacement costs for damage, breakage, or missing items;
Excessive cleaning required beyond standard turnover;
Undeclared extra guests or pets beyond the terms of this agreement;
Any unpaid fees, taxes, or penalties as described herein.
The pre-authorization or deposit will be released within 5 business days after checkout, provided the property is left in good condition and all house rules have been respected.
4. Taxes
A 9% Maine Lodging Tax is automatically applied to all stays and remitted in accordance with state law.
5. Occupancy, Pets, and House Rules
The house comfortably sleeps six guests in three main bedrooms, with room for two additional guests on the pull-out sofa in the drawing room.
There is an additional charge of $25 per person per night above six guests (anyone over age 2 must be listed on the reservation).
Pets are welcome by prior approval only; a pet fee of $125 per stay applies. Unauthorized pets will incur a $250 cleaning and remediation fee.
Quiet hours begin at 10:00 p.m.
Smoking indoors is strictly prohibited.
No parties, events, or open fires are permitted without written consent.
Exterior security cameras are located at the front entry and back patio for guest and property safety.
Guests must lock all doors and windows when leaving the property.
Guests agree to leave the property in a tidy condition, including placing used dishes in the dishwasher and removing perishable food prior to departure.
6. Liability & Indemnity
Guests are responsible for their own safety and that of all persons in their party. The Old Bell Tavern and its owners shall not be liable for any accident, injury, illness, or loss of personal property occurring during your stay. Guests agree to indemnify and hold harmless the owners from any claims arising from their use of the property.
7. Governing Law & Jurisdiction
This agreement shall be governed by and construed in accordance with the laws of the State of Maine. Any disputes arising under this agreement shall be resolved in the courts of Cumberland County, Maine.
8. Acceptance of Terms
By completing your booking and paying the deposit, you acknowledge that you have read, understood, and agree to these Terms and Conditions.
